1. Size
Size is the biggest factor. We price wendy houses at R1,190 per square metre, so a 3 × 3 m (9 m²) costs R11,000 and a 3 × 6 m (18 m²) costs R21,500.

2. What's included
Compare like with like. Our price includes the floor on beams, 16 mm log cladding, pine windows and doors, the roof and building on your site. Drywalling, plumbing and electrics are extra.
3. Distance
We deliver free within 100 km of Pretoria. Further away, transport is R40/km past the first 100 km: about R6,400 to Polokwane or R20,400 to Durban.
4. Upgrades
Thicker 22 mm or 32 mm floors, aluminium windows, Rhino board drywalling and sisalation insulation are available on request and add to the price. Roof sheets can be corrugated iron, Onduline or Harvey tiles.
5. Plans
Larger structures may need approved municipal plans. Plan fees are separate from the build price.
When a wendy house isn't the right choice
If you need a bathroom, kitchen and electrics, a complete Nutec house at R4,600/m² or a complete log house at R4,200/m² is built turn key and usually works out better than upgrading a wendy house.
